The first step of refinishing hardwood floors is to sand the floors. Sweep and mop the floors first before applying sanding. If you find any nails or tacks remove them for better sanding. Utilizing a 20-grit sandpaper, start sanding around the corner of the room.

After sanding you have to decide if you want to stain your floor. Sometimes hardwood floors do not need staining anymore, if this is so then you can go ahead and go to the finishing stage. Now if you opt to stain the floor you have to sweep the floor first or vacuum it. Then, apply some stain by brushing your floors. The drying of the stain will take about five minutes or longer. If you think the floor needs a second coat you may apply another one using your brush.

For the finishing stage you need to apply about three to four coats of polyurethane. Next, cover the entirety of the floor with a wool cover or a thick nap roller both for stained or unstained floors. Apply one coat of polyurethane at a time and let it dry for about 3 to 6 hours before applying another coat. The drying time will also depend on the brand of polyurethane that you use. Therefore you need to check what kind of polyurethane you are using to determine the drying time.
